Guide To Selling


Once you have instructed, the process for selling a property is:-


Stage 1

1.

Apply for the deeds and/or download title information documentation from Land Registry Direct.

Complete a Property Information Form and Fixtures and Fittings Content Form and provide us with any additional documentation required.

2.

Provide you with the necessary forms to complete including the Property Information Form and Fixtures and Fittings Content Form.

Ensure that access to the house is made available for the buyer's surveyor..

3.

Prepare and issue a contract and any supporting documentation and send to the buyer's solicitor. They will then conduct the necessary searches and we will answer any questions they have.

Return the signed contract.

4.

Send the completed contract to you for signature

 


Stage 2 - The Exchange

Exchange the signed contracts with the buyer's solicitor and receive a deposit.

Send the signed transfer deed (legal change of ownership document) to us before completion..

6.

Negotiate a completion date.

 

7.

Apply for a settlement figure from your mortgage lender and request your selling agents account.

 


Stage 3 - Completion

8.

Receive the balance of the purchase price and provide the buyers solicitor with the Title Deeds

Move out once the balance of the purchase price has been paid

9.

Pay off any outstanding mortgage.

 

10.

Settle final accounts, which includes taking legal fees and any disbursements plus Estate Agent fees. The remaining balance is then transferred to you or used for any related property purchase.
