Guide To Buying


Once you have instructed, the process for buying a property is:-


Stage 1

Your Mortgage Lender Will

1.

Contact the seller's solicitor to obtain the contract package and any other necessary papers.

Arrange a survey - a homebuyers survey will provide a detailed report on the condition of the property. This stage optional.

Carry out a valuation survey - this differs from the homebuyers report as it offers a limited report on the condition of the property.

2.

Check legal title to the Land. Make all appropriate legal and practical enquires.

Arrange house and life insurance.

Approve your mortgage application.

3.

Make Local Authority searches and obtain any necessary mining, drainage and environmental report, and any other specialised report as appropriate to the particular property.

When applicable, lodge your house deposit with us.

Send details of your approved mortgage to us.

4.

Receive and check your mortgage offer.

Complete all necessary paperwork from your mortgage lender.

 

5.

Agree completion dates with you and the seller's solicitor.

Complete and sign the documentation sent to you by us, or if you prefer meet at the office for you to be dealt with.

 

6.

Send to you, or see you to report upon and have signed, the contract and other necessary documents. Take your instructions in the case of joint tenants or how the property is to be owned.

 

 


Stage 2 - The Exchange

Exchange contracts with the seller's solicitors – at this stage you are legally bound to purchase the property.

Ensure all necessary insurances are in place for the completion date.

Pay mortgage funds to us.

8.

Request balance funds and/or mortgage monies (when applicable).

 

 


Stage 3 - Completion

9.

Receive deeds and documents from seller's solicitor.

Collect the keys (normally from the estate agent.

 

10.

Pay Stamp Duty Land Tax where applicable.

 

 

11.

Register your ownership with the Land Registry

 

 

12.

Prepare a final bill and statement and send to you.

 

 

13.

Forward documents to you and/or your lender.
